One of the most expensive parking decisions can be made before the parking garage is even designed: Choosing the parking strategy too late.

By then, the project may already be built around a structural grid, ramps, circulation, MEP and other parking constraints.

At that point, parking isn't helping shape the design.
It's trying to fit into it.

The better approach is to ask early:

Mixed-use parking is rarely a “one-size-fits-all” problem.

An office component may create a sharp morning peak as tenants arrive.
Retail brings variable occupancy and transient users throughout the day.
Different tenants may have completely different parking patterns - from predictable morning routines to irregular visits, short-term parking, and evening demand.

So the challenge isn’t simply: “How many parking spaces do we need?”
It’s: “How will different users actually use those spaces - and when?”

Parking design should start with understanding the building’s users and their patterns - not just counting spaces.

For architects and developers, that means considering:
• Peak arrival and departure periods

On a tight site-irregular footprint, existing structure, minimal setbacks-every parking decision affects what's buildable above it. Column placement. Pit depth. Vertical clearances.

Slide doesn't move in one direction.

Most automated systems run a shuttle on a fixed path, or rotate vehicles on a turntable. Slide uses a conveyor mechanism that moves horizontally and vertically, with no turntable and no fixed shuttle path to route around.

At The Rowan in Astoria, Queens, that mechanism replaced a full ramp structure. 97 spaces stored across 3 levels.

The ramps and drive aisles that structure would have required went to ground-floor retail instead. Retrieval is fast and touchless.

In a typical podium parking level (43,509 sq ft, Type 1A, four stories of apartments above), a conventional layout may accommodate 126 stalls. An optimized layout designed around a Utron two-level Puzzle Parking system can deliver 175 stalls within the same footprint and building height.
