Owner financing, is a situation in which the owner of an asset functions as both the seller and the lender who makes it possible for a buyer to acquire that asset. This approach is most commonly employed with the purchase of real estate, but can also be utilized with any type of purchase where financing is required to complete the transaction. There are several benefits associated with seller or owner financing. The general perception of owner financing is that this method is only used when the buyer is not able to arrange bank vehicle finance from a lending institution. That is not always the case. Vehicle Dealerships and Individuals may choose to offer this form of financing as a means of creating a steady flow of income that will continue for a number of years.

The buyer and the seller agree in writing to a price, interest rate, payment schedule and a large number of covenants regarding possession, repairs, who does the maintenance, who pays the taxes and how they will be paid and the most important is what happens if the buyer doesn't pay or the buyer pays and the seller gets greedy. There are many more covenants that are included, like what if the buyer wants to put extras on the vehicle? Should the seller have the right to approve the changes? All these things have to be worked out in this contract. Typically the buyer gives the seller a deposit and starts making regular payments to the seller's agent. A very important point to note is the vehicle stays in the seller's name until it is paid in full. The Buyer does not receive a change of ownership to the vehicle until He pays in full.
