I have a 2001 Lifetime 28x44 3 bedroom 2 bath doublewide that is in decent condition but will need some finishes.

THE GOOD:

The roof is recent within the last couple of years. The siding is in good condition. The house has OSB sheathing but was not wrapped. We removed a couple of pieces of siding on the Northwest corner of the house and there is NO rot on the sheathing. The exterior is solid.

The interior is dated. It's a 25 year old home that has not been remodeled. The furnace was replaced a few years old. The compressor was replaced at the same time. The water tank is 10 years old. The vinyl windows are intact and in good condition. The mechancials and structure of the building are solid.

THE BAD:

The downside of this unit is that the finishes are very dated. They are also worn. The carpet needs replaced and the unit needs painted...something fierce.

Also, at one point, the unit was smoked in. I have a very sensitive nose because I grew up with smokers. I can now smell them from some distance. When I went to look at this house to buy it, I did not smell the smoke. It is that soft. Now, after having been closed up for a while, you can smell it.

It's my professional opinion that if you removed the carpet with the pad and then painted everything with a couple coats of Kilz, you would eliminate it. Carpet and paint should be done anyway.

THE MONEY:

$35,000 for the house.
$10,000 delivery
$10,000 v***r barrier installed, blocked, leveled, and anchored.
$5,000 interior trim, roof, siding, and other finishes reinstalled.

I have financing available through some very good banks and finance companies. We can do land home packages as well as make sure there's enough in the budget for utilities, skirting, and any interior repairs you want to do.

Sometimes you have to stop and figure out why you are struggling. This is where experience matters.

We pulled a house out of Newton IA headed to Columbia MO. This is the third set of two tires which blew on this house with 3 axles. On the first set, I simply changed the tires and chalked it up to part of the business. Generally, you don't give it a lot of consideration if you lose a tire. They're not the sharpest objects: they just go in circles.

On the second set, I added air pressure and better tires thinking that it was possibly a tire issue and not related to weight. The second set ran better than the first. In fact, we made it about 50 miles to my shop in Brighton. I thought we had solved the issue. Yesterday, I left for Columbia and made it about 60 miles before I heard the familiar "boom" of tire failure.

I had now blown three sets or 6 tires. Normally, if I change 2, I've changed a lot of tires.

I was south of Mt. Pleasant and over 200 permit miles from my destination. I knew we would not make it without changing a dozen more tires in some dangerous situations in rural Missouri.

Something was causing excess tire failure. It could have been the tires. It could have been the tow of the axles (whether they were straight on the frame). It could have been bent axles. It turned out to be weight in this instance. I was leaning this way because the house felt heavy on the truck. It felt heavier than a normal three axle house.

After putting the fourth set of tires on; I turned the house around and headed for the nearest accessible scale at the truck stop. I got the house on the scale and learned that the three axles were 21240 in addition to roughly 7,000 lbs that carried by the truck.

Mobile home axles are happy when they are loaded to about 5,000 lbs. While they have a maximum rating of 7,000 lbs, they can give you some real fits when they are maxed out. Each of these axles weighing in at 7,080 lbs. explains my tire issues. Mobile home tires generally have a max rating at 3,000 to 3,500 lbs depending on the number of plies in the tire.

Thankfully, I have some amazing vendor partners. My metal guy is headed out this morning to weld some axle hangers so we can add 2 more axles. I could get away with one, but he's already going to be there. Experience has taught me that having an extra axle is pretty handy if I encounter issues: I can abandon it and still deliver the home.

Experience matters. Experience delivers.

A lot of companies are afraid to move older houses. The smallest of these houses is a 1968 singlewide that I moved from Waverly IA to Brighton IA which is over 100 miles. The other white house is a 1975. The gray and pink house is a 1980 that I pulled from Brighton IA to Marshall MO. Permitted dista...
