Notice small cracks forming across the sidewall, even though the tread still looks fine?

That's dry rot, and Utah's combination of high elevation sun exposure and dry air speeds it up. The rubber loses its flexibility over time, and once cracking starts, it only spreads.

Tire pressure light came on the same week temperatures dropped 20+ degrees overnight?

That's usually not a leak at all. Cold air causes tire pressure to drop on its own, and a big enough swing is often all it takes to trigger the warning light, even on a perfectly good tire.
