Rent Escrow in MD Did you know that tenants in Maryland may have the right to file a Rent Escrow Case when their landlord fails to correct serious conditions that threaten their health, safety, or well-being?
📍 Prince George’s County District Court
4990 Rhode Island Avenue
Hyattsville, MD 20781
TENANTS: Rent escrow isn’t for minor maintenance complaints. Qualifying conditions may include:
✅ No heat during cold weather
✅ Lack of running water or serious plumbing problems
✅ Dangerous electrical conditions
✅ Serious rodent infestations
✅ Sewage backups or other serious health hazards
✅ Other conditions that present a substantial threat to life, health, or safety
IMPORTANT: You generally must notify your landlord of the problem and allow a reasonable opportunity for repairs before pursuing rent escrow. The court determines whether the conditions qualify.
And please understand this: Rent escrow does NOT mean you can simply stop paying rent! The court may order you to deposit rent into a court-administered escrow account.
LANDLORDS: You have responsibilities, too! Collecting rent is only part of property management. Maintaining safe, habitable housing and responding to legitimate maintenance concerns are essential.
TENANTS: Pay your rent, follow your lease, document maintenance issues, communicate with management, and understand your rights.
Nobody wants to spend all day in landlord-tenant court when proper communication, documentation, and timely action could have prevented the situation!
🎯 MY MESSAGE: Landlords have responsibilities. Tenants have responsibilities. Accountability goes BOTH ways!
