1. Rates — the 30-year fixed is hovering in the mid-6% range, and most forecasters expect it to drift slightly lower through 2026.
2. Inventory — about 4.5 months of supply, the most balanced it’s been in years. More homes means more choice and less pressure.
3. Prices — largely flat nationally for 2026, so you’re not chasing a runaway market.

That’s exactly what it is. Almost any inspection turns up something worth addressing, and when it does, you’ve got options: ask the seller to make the repairs, or take a credit and handle the work yourself. The credit is often the cleaner win — you control the contractor, the timeline, and the quality.

Focus on what actually matters — health, safety, and big-ticket systems like the roof, HVAC, and foundation — and treat the report as a planning tool, not just a bargaining chip.

Most buyers think negotiating a home comes down to one number: the price. It’s only a fraction of what’s actually on the table. 🏡

Right now buyers have more room to ask than they’ve had in years — in 2025, 62.2% of buyers paid below list price. The real wins are in the terms underneath the price:

– Seller credits toward your closing costs (which run 2–5% of the price)
– Repairs — or a cash credit — after the inspection
– A closing timeline built around the seller’s needs
– Appliances, fixtures, and extras that stay with the home

The buyers who come out ahead aren’t the ones who push hardest on price. They’re the ones who know everything they can ask for.

House hacking isn’t about living for free — it’s about making homeownership possible when it otherwise wouldn’t be. In 2026, the strategy is less about eliminating a mortgage payment and more about engineering one you can actually afford. 🏡

Here’s what’s working:

✅ ADUs (accessory dwelling units) — Fannie Mae now lets buyers count projected ADU rental income toward mortgage qualification, up to 30% of total qualifying income

✅ Multi-generational homes — 14% of all home purchases in the last year were multi-generational, with Gen X leading at 19%

✅ Small multi-family properties — FHA loans allow up to 4 units with just 3.5% down if you live in one

✅ Realistic expectations — If rental income cuts your $3,800 payment down to $2,200, that’s a win

The math has to work. The zoning has to be legal. And the lifestyle has to fit. But for the right buyer, house hacking can turn a closed door into an open one.

🎆 Where to Catch the Historic Golden Gate Bridge Fireworks This Weekend! 🌉

✨If you haven’t heard the big news yet, San Francisco is celebrating America’s 250th birthday in a massive way this Saturday night! For only the third time in nearly a century, our city's official fireworks are being launched directly from the towers and span of the Golden Gate Bridge! Because this historic show is replacing the usual Fisherman’s Wharf location and will completely close the bridge from 8:00 PM to 11:00 PM, finding the right vantage point early is everything.

🚨 PARKING & TRANSIT ALERT FOR SATURDAY: 🚨
If you are heading out to see the historic bridge fireworks, leave the car at home if possible!
🛑 Crissy Field & Marina Green lots are CLOSED to the public for 24 hours starting at 6 AM Saturday.
🛑 Fisherman's Wharf road closures begin early at 1 PM, blocking access to the major Embarcadero routes.
🛑 The Golden Gate Bridge closes to all vehicle traffic from 8 PM to 11 PM.

Your best bet? Take advantage of Muni’s extended holiday shuttle lines, use the temporary taxi stand on Baker Street, or secure an early paid parking spot at the Presidio Main Parade Lawn via the PayByPhone app before the lots top out! Stay safe and have fun! 🎆
