GSFA Mortgage Spotlight Episode 2 | Unlocking Down Payment Assistance for California Homebuyers

In Episode 2 of GSFA Mortgage Spotlight, host Eric L. Frazier continues an in-depth and timely conversation with Carolyn Sunseri, Director of Marketing and Stakeholder Relations at the Golden State Finance Authority (GSFA), to unpack one of California’s most impactful short-term housing opportunities for homebuyers.

This episode provides a clear and practical look at how GSFA’s expanded down payment assistance program is helping remove long-standing barriers to homeownership. Through real-world scenarios, the discussion highlights how qualified buyers are receiving significant financial support—resulting in tens of thousands of dollars in savings—and in one case, a veteran successfully closing with zero out-of-pocket expenses.

Carolyn Sunseri outlines the recent program adjustments that temporarily expand eligibility and increase access to assistance funds, giving more California residents the opportunity to move from renting to owning during this limited-time window.

A key moment from the conversation emphasizes the strength of this initiative:
“For 60 days, all of May and June, our Platinum Select program provides down payment and closing cost assistance up to 5%. And of that, 1.5% is a forgivable gift.”

This episode underscores a critical message for today’s housing market—when structured support is made available, homeownership becomes achievable for more individuals and families across California.

California’s housing market is pushing the dream of homeownership further out of reach—but what if there was a solution designed to close the gap?

Episode 1 – Why We Want to Break the Car?

What happens when grandpa starts asking questions, the grandkids start telling the truth, and a Tesla Model X becomes the dream car everyone wants to keep?

In this hilarious and heartwarming premiere episode of The Eric Frazier Show, Eric Lawrence Frazier, MBA sits down with his grandchildren — Cara, Cameron, and Chloe — for a family conversation filled with laughter, imagination, strategy, and big dreams.

After the family Tesla Model 3 gets damaged and temporarily replaced with a Tesla Model X, the kids discover the luxury of extra space, falcon-wing doors, rear screens, and upgraded technology. Their solution? Maybe the car needs to “accidentally” break again.

But beneath the comedy is a powerful lesson about how children think, dream, negotiate, and imagine their future. Eric turns a funny family story into a conversation about ambition, business, wealth, and generational possibility.

The most profound moment comes when the children are asked what they want to drive after they graduate, start their businesses, and make their own money. Their answers — Bugatti, Lamborghini, and Rolls-Royce — reveal something bigger than cars. They reveal confidence, vision, and the power of dreaming without limits.

“Look out. These kids are about to do some big things.”

This episode is funny, real, family-centered, and unforgettable. It is not just about breaking the car. It is about listening to the next generation think out loud — and realizing they may already be planning a future bigger than we imagined.

2026 Fair Housing Series with Dr. Bambie Hayes-Brown

In this powerful episode of The Power Is Now 2026 Fair Housing Series, Eric Lawrence Frazier, MBA welcomes Dr. Bambie Hayes-Brown, President and CEO of Georgia Advancing Communities Together, Inc. (Georgia ACT), for a deeply moving and necessary conversation about fair housing, homelessness, affordable housing, and the continuing fight for housing justice in America.

Dr. Hayes-Brown brings a rare and authoritative voice to this discussion. She is not only a housing policy expert, registered lobbyist, licensed real estate broker, and Board Chair of the National Low Income Housing Coalition—she is also a formerly homeless woman and former public housing resident who now leads statewide advocacy for housing and community development agencies across Georgia. Her life and work represent the very heart of fair housing: the belief that people closest to the struggle must be closest to the solution.

This episode examines why the 1968 Fair Housing Act remains one of the most important civil rights laws in American history, how housing discrimination continues to affect communities today, and why homeownership, rental stability, affordable housing, and homelessness prevention must be understood as part of the same moral and economic struggle.

One of the most profound truths from Dr. Hayes-Brown’s story is this:
“Housing policy must be shaped by the voices of the people who have lived housing insecurity, because lived experience is not a footnote—it is evidence, authority, and a roadmap for justice.”

This conversation is epic because it reminds us that fair housing is not only about law. It is about dignity. It is about access. It is about whether families have a safe place to live, a fair opportunity to build wealth, and a voice in the systems that determine their future.

2026 Fair Housing Series with Dr. Benjamin Earwicker, J.D., Ph.D.

In this powerful episode of The Power Is Now 2026 Fair Housing Series, Eric Lawrence Frazier, MBA welcomes Dr. Benjamin Earwicker, J.D., Ph.D., Administrator of the Idaho Commission on Human Rights within the Idaho Department of Labor, for an important discussion on fair housing, civil rights enforcement, discrimination prevention, mediation, and the ongoing work required to make equal housing opportunity real in every community.

Dr. Earwicker brings a rare combination of legal, academic, administrative, and mediation experience to the conversation. Before leading the Idaho Human Rights Commission, he served as a faculty member and university administrator in the United States and New Zealand for 13 years. Since 2017, he has led the state agency responsible for enforcing anti-discrimination laws in Idaho, including housing protections. His work includes supervising civil rights investigators and mediators, resolving discrimination complaints through mediation and investigation, and advancing a three-part framework of prevention, protection, and resolution.

This episode examines why the 1968 Fair Housing Act remains one of the most important civil rights laws in American history—and why enforcement, education, accountability, and community awareness are still necessary nearly six decades later. Eric and Dr. Earwicker discuss the continuing barriers to homeownership, the role of state human rights agencies, and the practical work being done to protect individuals from discrimination in housing, employment, education, and public accommodations.

Profound Quote:

“Fair housing is not merely a legal standard; it is a public promise. It says that where a person lives, builds family, seeks opportunity, and claims belonging must never be determined by discrimination, exclusion, or silence.”

2026 Fair Housing Series with Cleveland L. Horton II

In this powerful episode of The Power Is Now 2026 Fair Housing Series, Eric Lawrence Frazier, MBA welcomes Cleveland L. Horton II, Executive Director of the Maryland Commission on Civil Rights, for a timely and necessary conversation about the continuing importance of the 1968 Fair Housing Act, civil rights enforcement, public service, equity, and the protection of communities facing housing discrimination.

Mr. Horton brings nearly two decades of experience with the Maryland Commission on Civil Rights and a deeply personal commitment to fairness, dignity, and opportunity for every Marylander. Appointed Executive Director in 2024, he leads the agency with purpose, compassion, and conviction, advancing civil rights not as an abstract legal idea, but as a lived promise that must be protected, enforced, and expanded. His leadership has earned him recognition as one of the “Men to Watch in 2024” by Black Leaders Worldwide and recipient of the 2025 Visionary Leadership Award.

Born and raised in Baltimore, Mr. Horton speaks with authenticity about public service, civil rights, and the responsibility of government agencies to protect people regardless of race, background, identity, or circumstance. His message is clear: fair housing must remain a reality, not merely a hope, a slogan, or a historical memory.

As Mr. Horton states in the episode:

“Every day that I wake up, every day that I put my feet on the ground, I have the opportunity to change the communities that I serve.”

That is the spirit of fair housing. That is the power of civil rights leadership. And that is why this conversation matters now more than ever.

Your Trusted Advisor in Business and Wealth.

There’s a lot of talk in the news about affordability and mortgage rates right now, but here’s what almost no one is talking about.
Yes, mortgage rates have been inching up these past few weeks. But it’s still more affordable to buy compared to buyers who made a purchase last year.
Even now, the average monthly payment is about $300 lower than it was just a year ago.
So, while rates have shifted lately, the opportunity to buy hasn’t gone away.
If you want or need to move, let’s talk strategy.

Your Trusted Advisor in Business and Wealth.

For some families who want to buy, the numbers just aren’t lining up right now.

Between ongoing affordability challenges and rising childcare costs, it can feel like you have to choose either buying a house or paying for daycare.

But a growing number of people are finding a smart solution where they can do both: buying a multi-generational home.

1 in 7 buyers purchase a home with their parents, grandparents, or other relatives. And here’s how that helps.

By combining incomes and sharing expenses, they can finally afford to buy. And it even makes childcare easier when loved ones all live under one roof.

Sometimes the path to homeownership isn’t doing it alone. It’s doing it together.

Want to explore what this could look like for you? Let’s connect.
