One of the things I love about Pleasant Hill is how much there is to enjoy close to home.

Pleasant Hill Park is a great example. The Aquatic Park offers everything from lap swimming and water aerobics to swim lessons and seasonal public swimming, giving residents plenty of ways to stay active or simply cool off on a warm day.

There’s also a Teen Center with programs and activities for younger residents, plus playground areas and plenty of space for families to get outside and enjoy the community.

Amenities like these are part of what can make a neighborhood feel like home. It’s not only about the house you choose, but also the parks, activities, and everyday experiences available around you.

Should you buy or sell before the end of 2026?

The answer probably has more to do with your life than with trying to predict exactly what the housing market will do next.

Maybe you’ve accepted a new job and your commute no longer makes sense. Your family is growing and you need another bedroom. The kids have moved out and you’re ready for something smaller. Retirement is getting closer. You want to be nearer to your family, live in a different school district, or simply have a home that better fits the way you want to spend the next few years.

Those are real reasons to start thinking about a move.
Interest rates, home prices, and inventory absolutely matter, but they’re only part of the decision. Your finances, timeline, goals, and lifestyle matter too.

Instead of asking whether you can perfectly time the market, ask whether your current home still works for the life you’re planning.

Pleasant Hill is one of those East Bay communities that gives you a little bit of everything.

Downtown has restaurants, shopping, a movie theater, and plenty of places to spend an afternoon or evening, while the community is also conveniently located near I-680 and Highway 24.

For commuters, there’s access to the Pleasant Hill/Contra Costa Centre BART station, making it easier to connect with San Francisco and other parts of the Bay Area.

Pleasant Hill is also served by the Mt. Diablo Unified School District and offers a more suburban pace than some of the busier communities nearby.

If you love having restaurants, shopping, and everyday conveniences close to home but don’t necessarily need a big nightlife scene right outside your door, Pleasant Hill is definitely worth exploring.

Dublin’s housing market is starting to look a little different.
In the sales I recently reviewed from June through August, about two-thirds of homes sold for less than their asking price.

That’s a meaningful change from the market sellers became accustomed to, where multiple offers and sales above asking were much more common.

I’m also seeing more inventory, some softening in prices, and sellers who may be more willing to negotiate.

For buyers, that can create opportunities.

It doesn’t mean every home is a bargain or that you should automatically offer below asking. But it does mean you may have more room to negotiate on price and terms than you did in a more competitive market.

For sellers, this is a good reminder that pricing and preparation matter. The strategy that worked when nearly every listing attracted multiple offers may not work the same way today.

When you sell a home, there are always little surprises that pop up behind the scenes.

In this case, an estate sale had taken place at the property, and the remotes for the ceiling fans disappeared along the way. The seller had already moved out of state, and we still needed the lights and fans working properly for showings.

So, what did we do?

We picked up new remotes, got them programmed, and made sure everything was ready for buyers walking through the home.

Real estate involves pricing, marketing, contracts and negotiations, but it also involves solving the everyday problems that keep a sale moving forward.

That’s part of the job, and it’s one of the ways I help my clients feel supported, especially when they can’t be there in person.

Dublin has a new local hotspot, and it’s worth checking out.

I stopped by the new H Mart in Dublin, and it’s easy to see why everyone is talking about it. H Mart is best known as a Korean grocery store, but you’ll find ingredients, produce, seafood, snacks and specialty items for many kinds of Asian cuisine.

The produce department is beautiful, the fish department is impressive and there are so many items to explore that it feels like an experience all on its own.

And if you want to make it a food stop too, the food court has plenty of great options. I already have my eye on one of those fried hot dogs.

I love seeing new places like this come into the community. They give people another reason to explore Dublin, try something new and enjoy the neighborhoods we get to call home.

The end of summer has a way of sneaking up on us.

School schedules start to return, calendars get full again, and suddenly all those little summer plans feel like they need to happen right now.

This week I celebrated my Diamond Jubilee, and my heart is so full.

There’s nothing quite like a simple backyard BBQ with the people you love. It was a warm day, but being surrounded by family and friends made it one I’ll never forget.

As the years go by, I find myself appreciating these moments even more.

Thank you to everyone who celebrated with me and for all of the kind birthday wishes. I feel incredibly loved, and I’m looking forward to what this next chapter has in store. 💛
