This one gave us a solid run, but over time the numbers stopped making sense, so it was time to let it go. Before handing it back, we're taking one last walk-through as the final repairs are being completed.

That's part of running a rental arbitrage business. Every property has its season, and knowing when to walk away is just as important as knowing when to say yes.

I’ve set up and operated 19 short-term rentals, and I’ve seen hosts spend money on things guests may not care about while overlooking changes that can make the property easier to run and more profitable.

This property has three bedrooms, two full bathrooms upstairs, and a half-bath downstairs. The problem is that short-term rentals are heavily restricted in this area, so instead of forcing an Airbnb strategy, I’m looking at monthly rentals.

There’s precedent for it. I previously had a Maryland property where a tenant paid $4,750 per month and stayed for two years. That’s why I think it’s worth running the numbers on this one before writing it off.

For this house, the next steps are to estimate the rent, calculate the costs, figure out what improvements are needed, and talk with the owner about getting the property ready.

This basement could potentially become a mid-term rental.

The plan would be to offer stays of 30 days or longer. That makes this different from a typical short-term rental setup, especially in a market with tighter short-term rental rules.

The basement has two bedrooms, one bathroom, and a well-built backyard area that could be useful for future tenants.

There’s still work to do before it’s ready. We’re figuring out what changes the space needs and whether turning it into a rental is worth the cost.
