We have ten different lenders at Jaco Sales LLC. to help make you a home owner. Most of our lenders require the following:

1. 575 Credit score or higher to be approved. The higher the score the better the interest rate and down payment you will receive. we have got scores lower than 575 approved but it usually requires a larger down payment.

2. Proof of income and time on the current job. Prove these conditions with check stubs, W-2’s income tax returns, Verification of Employment and any other conditions asked by the finance company.

3. You must be able to budget for the home and loan. Your Debt to income ratio must show you can budget for the home loan you are approved for a long with other obligations such as car, credit card payments, etc

4. You need Land to place the home on whether it be personal property, family land, or a manufactured home community. We also can do Land home deals to where you purchase the land and home.

5. Have the required down payment amount for the home you purchase. You can use a trade in for this required amount, or land as collateral. We can also do land home deals to where we can get the land and home financed together.
