Deed Fraud
In an effort to reduce deed fraud, the Clerk of Court Recorder sends a courtesy letter to the property owner whenever a Quit Claim deed is recorded with our office. Since the program began in 2006, this effort has helped increase awareness of fraudulent transfers.

As a property owner, you should receive a Notice of Proposed Taxes in the end of August each year. If you do not receive this, you should contact the Property Appraiser. You can also periodically check the Miami-Dade County Property Search to verify the Property Appraiser’s owner of record. If there are any discrepancies, further action on your part would be prudent.

Think you are a victim of deed fraud?
If you suspect that someone has obtained a fraudulent deed to your property, notify the Economic Crimes Unit of the Miami-Dade Police Department at 305-994-1000. Also, obtain the services of an attorney as soon as possible.

You can request a certified copy of the recorded deed from the County Recorder's Office online, by mail or in person. See instructions.
