Dear Friends,

It was wonderful to see many of you at our closing “Tacos and Rose” party. To those unable to join, you were missed!

With our sudden closing, we have had a lot of questions about why, and I feel it is appropriate to answer them briefly here.

The reason we closed is that we were served with an unlawful detainer lawsuit by Koko Bakchajian. He is the owner of a repair shop across the street from Mistress called Hi-Tech Automotive, and also a shareholder, officer and director of Mistress Silverlake, Inc. (“Mistress”). We believed Mistress had a valid lease, but he claimed otherwise. He pushed to evict Mistress and then profit from its eviction, in breach of his fiduciary duty to Mistress. It is our belief the eviction was a mere money grab by Hi-Tech Automotive’s owner after seeing Mistress’ success. But after careful consideration we decided to close Mistress to avoid the risk, harm, and losses that a sudden eviction could have on our customers and employees. Currently, we are pursuing our rights against Bakchajian in a civil lawsuit, which is pending.

While the building and possibly even some of the employees may look familiar to you, the management you have known and trusted since Mistress began is not the same, and I no longer have any connection, role, or interest in the business conducted in that building.

Thank you all for being a part of the Mistress experience and legacy. If you need assistance in buying or selling a Porsche (or any other car), collision repair, or restoration services please reach me on this email address.

Many of you have already asked where to take your Porsche for service and repairs. I would like to refer all of you to Andrew at Avus Autosport in Glendale, which is about a 10 minutes from Mistress. I have known Andrew since high school. He is as fanatical about Porsches as I am, and we have the same detailed approach to caring for all aspects of your Porsche. Mistress clients who have already visited Avus can attest to this. Please let me know if you have any questions or concerns.
