Headlines are really good at getting clicks. They’re not always great at telling you what’s actually happening in the real estate market.
You’ve probably seen the ones saying home prices are falling.
But the data tells a much more boring story: prices have mostly held steady over the last couple of years.
What has changed is how buyers are negotiating.
Instead of waiting around for huge price cuts, smart buyers are asking sellers for concessions and using that money to buy down their interest rate.
That matters because waiting for rates to fall isn’t automatically the better deal.
If rates come down and a bunch of buyers jump back into the market at the same time, competition goes up. Sellers have less reason to offer concessions, prices can get pushed higher and you may end up bringing more cash to the table.
So no, the headline doesn’t always tell you whether it’s a good time to buy.
The numbers do.
