WELCOME TO THE TEAM, BRANDON EMORY!

A native Texan born in Houston, Brandon Emory earned his degree from Texas State University in San Marcos. Having grown up around ranches and deer leases, Brandon developed a lifelong appreciation for the land, the outdoors, and the Texas way of life.

Brandon brings experience in both residential and commercial real estate, but his true passion is farm, ranch, and land sales. He understands that land is more than acreage—it can represent a family legacy, a working operation, a recreational retreat, or the fulfillment of a lifelong dream. He enjoys helping clients find properties that align with their goals and guiding them through each step of the buying or selling process with integrity, dedication, and personal attention.

A man of faith, Brandon places great value on honesty, relationships, and treating others the right way. He is married with two children and, when he is not working with clients, enjoys hunting, fishing, golfing, and spending time with his family. For Brandon, few things compare to being outdoors on a ranch, farm, or open piece of land and experiencing the sense of peace and connection that comes with nature.

Everybody loves the idea of finding the property nobody else knows about.
An off-market ranch. No listing. No competition. Maybe even a seller who’s ready to make a deal.
Sounds perfect.
Sometimes it is.
But off-market does not automatically mean good value.
When a property isn’t publicly listed, you lose some of the signals buyers normally use to understand how the market is reacting to it. There may be less competition, but there can also be less information sitting right in front of you.
That means the homework matters even more.
Before getting excited because you found a “secret” property, I’d want to understand:
📍 What comparable land has actually been selling for nearby
💧 What the property has for water and whether it supports what you want to do
🚪 Whether the access is legally established
📄 What restrictions, easements or title issues could affect your plans
📐 Whether the survey and acreage match what you believe you’re buying
And then there’s the question people sometimes forget:
Why is it off-market in the first place?
There can be perfectly good reasons. A seller may value privacy. They may not want the disruption of a public listing. The opportunity might simply be coming through relationships before it ever reaches the open market.
That’s why we like off-market opportunities.
We just don’t fall in love with the words “off-market.”
The deal still has to make sense.
If someone you know is convinced every off-market ranch is automatically a bargain, send them this before they buy one. 🤠

The best buying opportunities usually don’t come with a sign saying “THIS IS THE MOMENT.”

They tend to show up while everyone else is still waiting.
And right now, we’re seeing something interesting in the Texas land market.

👀 Some properties have been sitting longer than sellers expected.
🤝 Buyers aren’t fighting through the kind of competition we’ve seen in hotter markets.
📋 That means there may be more room to slow down, compare properties carefully and have real conversations around price and terms.

That doesn’t mean every ranch is a bargain. It definitely doesn’t mean you should buy something just because the market feels quieter.
It means buyers may have something they haven’t always had much of:
options.

And that matters.

Because the old saying that you make your money when you buy isn’t really about trying to time the market perfectly. It’s about making a smart purchase in the first place.

Know the land. Understand what affects its value. Look at water, access, restrictions and what you can actually do with the property. Then decide whether the opportunity makes sense for you.

The mistake is waiting for someone to announce that the market has officially turned.

By the time everyone agrees it has, the window may already look very different.

If Texas land has been on your mind, this is a good time to start paying attention, even if you’re not ready to buy tomorrow.

Save this one. And send it to the person who keeps telling you, “We should buy some land someday.” 🤠

This Sunday, our scripture points to the daily practices that keep a home, a family, and a community strong:

“Be kind to one another, tenderhearted, forgiving one another, as God in Christ forgave you.” — Ephesians 4:32

Hard work and long days at work can test anyone's patience. But choosing kindness, holding a tender heart, and offering quick forgiveness aren't signs of weakness. Those are actually the hallmarks of real strength and lasting character.

Wishing you and your family a peaceful, restorative Sunday surrounded by the ones who matter most.

I like a good surprise as much as anyone.
Just not when I’m helping someone spend serious money on land.
When we’re scouting a ranch for a buyer, I want to know what’s there before we start burning their time driving all over Texas. The more we understand before we ever pull through the gate, the better the conversation gets once we’re actually on the property.
Hunting can be about the surprise.
Buying land should be about knowing what you’re walking into.
And since we’re already talking trail cams… what’s the one you swear by? 👀

Buying a ranch with friends sounds like a great idea.

And sometimes it is.

Shared ownership can work really well, but only when everyone is clear about what happens if life changes.

Someone wants out. Someone wants to sell. Someone uses the property more than everyone else. Someone puts in more money.

Suddenly a great idea can get complicated.
That’s why a solid written agreement matters so much.

✍️ Who owns what
💰 Who pays for what
🚪 What happens if someone wants out
📅 How the property gets used
⚖️ How decisions get made

The best shared ownership situations I’ve seen had expectations spelled out from the beginning.

Not because anyone expected things to go wrong.

Because everyone respected the relationship enough to protect it.

If you know someone thinking about buying land with friends or family, send this to them before they sign anything.

SOLD | Buyer Representation on 12.92 Acres (Burnet County, TX)

Matching a client’s long-term vision with tactical land utility is the core of true land advisory.

West Pole Partners and Liam Sheridan are proud to announce the closing of 12.92± acres located in Burnet County, five miles south of Burnet.

Featuring an existing 50'x60' metal storage building and excellent access, this property offered the exact balance of open space and functional utility our buyer required for their next chapter.

By focusing on our client’s specific land-use goals rather than just pushing a deal through, we identified the right opportunity early and provided steady representation from initial walkthrough to closing day.

Special thanks to our buyer for trusting West Pole Partners with their land search.

For strategic land counseling, site selection, or property acquisition across Central Texas, connect with Liam Sheridan.
