This home had a roof leak, and when we inspected it, we found the roof was only a few years old—but the original roofers never installed step flashing where it was needed.

A newer roof shouldn’t be leaking because corners were cut. We got it properly repaired and watertight. 💪

🏠 Your roof doesn’t have to be leaking to have storm damage.

After strong winds and storms, damage can be easy to miss from the ground. A few things we commonly find during roof inspections:

• Lifted, creased, or missing shingles
• Hail impacts and granule loss
• Damage to vents, flashing, gutters, and other soft metals
• Shingles that have lost their seal from high winds

The important part: small damage today can become a much bigger problem later.

🚨 When wind damages a roof what are the first things that happen?

I'll go first.

1. Seals break
2. Nalis are removed from hem
3. Shingles crease

A simple inspection could find damage that you didn’t know about! (and may not cost you to fix🤩)

🚨 (I am not an insurance expert) but we see people find out what policy they have when it’s too late 😢 🚨

Many homeowners never look at the type of coverage they have until it’s time to file a claim.

One thing worth checking is whether your roof is covered under Replacement Cost Value (RCV) or Actual Cash Value (ACV).

RCV (Replacement Cost Value):
✔️ Pays to replace your roof (minus your deductible and subject to your policy terms).

ACV (Actual Cash Value):
✔️ Factors in depreciation, which can mean a significantly smaller payout on an older roof.

The difference can be thousands of dollars after a storm.

Take a few minutes to review your policy or ask your insurance agent which type of coverage you have. It’s much better to know before you ever need to file a claim.

Being informed today can save you from unexpected surprises tomorrow.
