I love it when I can tell an “against all odds” success story! Sam and Charlotte weren’t sure they could make a house purchase at all when I met them at an open house last summer. I have to say, I knew we could find a way to make it happen ... and I had a clue how challenging it might be in the Bay Area’s competitive market. Luckily, their earnestness, good nature, and willingness to do whatever it takes captured my heart, so I never minded taking on the challenge. We had to put the right “team of experts” together, and I’m grateful to rockstar lender Dave Byrd at Cross Country Mortgage for rolling up his sleeves to find a way to stretch a tight budget into a loan he could close. And then we got to work. Of course, these first-time buyers wanted something adorable, without a lot of work needed, and with enough space, for a price we rarely see in homes that match their other criteria! It would be hard to find something that worked, and harder still to “win” if we faced multiple bids, with a small down payment and an FHA loan approval. The solution? a new development of townhomes, where the developer, City Ventures, could promise a newly built townhouse, no concerns over the loan terms or extra inspections and appraisal steps required by FHA, (the permit process required all the same standards anyway!). The bad news: once we were in contract, we’d wait ... and wait ... and wait some more for all the construction delays and bottlenecks ... it was a 6-month closing process! The best news: Sam and Charlotte — not only first-time buyers but also the first in their families to graduate from “renting’ to “owning” — got everything they want, and move in this holiday weekend! That’s a success. And I’m proud to have crossed paths and now have this new family in my life!

Thrilled to see Ben, Kate, daughter Nell, and puppy Arlo close on such a beautiful forever-home! And just in time for the family to soon grow. It was the usual emotional roller-coaster through our 5 months of exploring and ruling-in or ruling out homes — starting out with a vision for big city and Bay views in the Berkeley Hills. I was proud to see their tenaciousness as they suffered the disappointment of being overbid, or watched coveted homes sell hundreds of thousands beyond their desired price point (that’s the hardest lesson for most buyers, and yet, I applaud every time they make it to the offer-table, because you can’t win the house of your dreams if you don’t get in the game!). And I was relieved when they ultimately expanded their territory — part of figuring out how to fit together their wish list and wants-needs with the price they were willing to spend. I knew that would bring more choice, and a better chance of finding a fit. The day they said this home might just fit their bill, I knew we’d need to move quickly and with intent. It was only two days from love-at-first sight, to negotiating the deal that now places a wonderful family in a cherished neighborhood, in a truly a high quality home well loved by its former owners of 18 years. The most heartwarming moment was hearing the sellers say, “They remind us of “us,” when we first bought this home!” Here’s to the cycle of life and homeownership, and a happy and bright future for all!

🏡 BK recently sold his home in Novato to be closer to family in the East Bay. We focused our search on Pt. Richmond, Richmond Annex, and Richmond Hills. Navigating a very different market from Novato, that is both fast-paced and competitive, was a challenge with a budget of $750k for a 3-bedroom home. After 3 months of diligently searching, we discovered a very charming Berkeley-style shingled house in San Pablo, on the border of Richmond Hills, right next to Wildcat Canyon. Though it needed some work and had only two bedrooms (with a dining room that could be a third), we saw its potential at a $655,000 price point. The laundry in the kitchen was a concern, but with the help of trusted plumbers, we devised a feasible plan.

Despite 11 offers and ours not being the highest, our strategic approach of staying in close contact with the listing agent, submitting a competitive, non-contingent offer, and including a heartfelt letter to the seller—helped us get the home. 🎉

🏡✨ Just closed a challenging short sale as the sellers’ agent, and I couldn’t be prouder of the perseverance of my clients throughout this emotional journey.

In recent years, the real estate landscape has shifted dramatically. When my clients purchased their home, the market was hot, with low interest rates around 4%. Fast forward to today, and with rates climbing above 7%, buyers are budgeting more cautiously, especially when faced with homes needing significant structural work.

This home had foundation and drainage issues, which made it less appealing compared to others in the neighborhood. Despite these challenges, we navigated the lengthy process and complexities of the short sale in addition to the emotional stress of the situation.
