Most liability planning focuses on the inside of the building. The parking lot is where a lot of the actual risk sits.

A trip-and-fall claim rarely comes from anything dramatic. It's a raised slab, a pothole that widened over the summer, a stripe that faded until a curb stopped being obvious, or a light that's been out long enough that part of the lot goes dark after 8 p.m. Florida heat and afternoon storms wear these surfaces faster than owners expect.

Most maintenance issues are visible long before anyone submits a request. A stop sign hidden behind an overgrown tree. A sidewalk seam lifting into a trip hazard. A dumpster gate coming apart. A building address emergency responders can't read from the street.
