Freehold condos in Bukit Timah usually come with a price tag that eats into returns. Signature Park did the opposite.
Its two-bedders delivered a 45.29% ROI over the past decade, the best in Bukit Timah and Newton, ahead of Pandan Valley at 41.75%. Sellers walked away with $512,308 in profit on average, and the project also saw the highest transaction volume among the top five performers, not just a handful of lucky deals.
It launched back in 1995 at $731 psf, undercutting freehold neighbours like Adam Place, Nineteen Shelford Road and The Merasaga. What buyers got instead was space, a two-bedder as large as 1,023 sq ft, big enough to pass as a three-bedder in many newer launches.
Rental yields stayed within a fairly typical 2.1% to 2.8% range, and supply in the area grew from around 5,300 units before its launch to over 30,000 units today.
The nearest MRT station only opened two decades after Signature Park did, and remains a 14-minute walk away. Space, an affordable entry price and freehold status outweighed the lack of a nearby MRT and the area's growing supply.
