There is a m**hod to our madness as Mortgage Advisers when we say you need to have about $5000 saved for your purchasing costs of a house 🏡
🔨 Builders Report
A mortgage adviser will always recommend having your own builders report completed. This can give you a heads up on potential maintenance issues or help you avoid buying a lemon 🍋
Value: $800-$1000 approx (can vary depending on how extensive your building surveyor goes and what additional details they look into)
💰 Registered Valuations
In particular if you are borrowing with less than 20% deposit, it is highly likely the bank will request a registered valuation to be completed on the property. This is to ensure the price that you are purchasing the house for is within market value. If the valuation comes back less than your offer, be prepared for the bank to reduce the amount they will lend you.
Value: $1000 approx (can vary depending on region and if you need it urgently, add another $250ish)
📋 LIM reports
Many vendors supply a LIM report as part of property documents. But just know that because this LIM report was ordered by the vendor, so any issues found can’t be claimed upon as you didn’t order the report. So it may pay to get your own.
Value: $500 approx (can vary depending on region)
🧑⚖️ Lawyers / Solicitor Fees
You generally get charged at the end of the process once you have purchased your house and by this time, if you are receiving a cashback this can help cover the costs. But, if you find a house and don’t proceed but have engaged your lawyer to conduct some of their services, you most likely will have to pay for a bill.
Value: $2500 approx for completed house purchase (can vary depending on title type, number of borrowers or additional investigations that might be required on a property)
The list can continue if there are other due diligence you would like to complete ie m**h tests etc but these are the most common things.
So make sure you have some extra savings on top of your deposit to help with these costs.
