These photos were taken during a recent new-build inspection where the property had been presented as complete.
However, the builder had left significant construction debris and plaster dust across the finished flooring and living areas.

• Dust and residue on finished surfaces
• Lack of proper post-construction clean before handover
While this may seem minor compared to structural defects, it often reflects the overall finishing standards on a property. Construction debris left on flooring can also lead to scratches and damage if walked over repeatedly.
Before completion, properties should be thoroughly cleaned and inspected so buyers receive their new home in a proper condition.

During a recent inspection we noticed some questionable brickwork and roof edge detailing that could lead to problems if left unchecked.

• Inconsistent mortar finishing along the corner joints
• Poor finishing beneath the soffit/fascia area
• Verge detail along the roofline requiring closer inspection to ensure tiles are properly supported and weatherproof

🔎 Snagging inspection – roof and dormer detail

At first glance this new-build roof installation looks neat, but a closer inspection highlights a number of finishing and installation concerns that should be checked further.

Observations included:

• Stepped lead flashing along the wall/roof abutment appears uneven and poorly dressed in places
• Lead soakers visible beneath the tiles which may indicate incorrect tile positioning or flashing detail
• Dormer cheek cladding and trim joints showing inconsistent finishing
• Lead apron flashing around the dormer window not fully dressed into the tiles
• Tile staining and marks suggesting rushed cleaning or installation
• Valley/abutment junction where two roof slopes meet should be checked carefully as these are high-risk areas for water ingress

Roof junctions, dormers and abutments are some of the most common areas where defects occur on new builds. If flashing or detailing isn’t installed correctly, water can track behind the roof covering over time.

This is exactly why detailed snagging inspections are so important before completion — many issues like this are easily missed during a standard walkthrough.
