Sellers who close smoothly all have one thing in common: a folder. Buyers, lawyers and lenders will ask for the same documents every time, so have them ready before the sign goes up.

Survey (if you have one). Permits for any renovations. Warranties and manuals for the furnace, AC, roof, windows and appliances. Utility bills for the last 12 months. Property tax bill. Condo documents if it's a condo. Your mortgage statement so your lawyer can arrange the payout.

Add a one-page 'what we love about this home' note for buyers: the neighbours, the school, the park, the quiet street. It's the human piece the listing can't show. And if you don't have a survey or a permit for the deck, tell your agent now, not when the buyer's lawyer asks. Surprises after an offer cost money. Surprises before an offer just get handled.

Getting ready to list? Call or text 416-277-5469 and we'll build your folder together.

Rent versus buy isn't a debate about being a 'real adult.' It's a math question with a time horizon attached. Ask yourself one thing: am I staying five years?

Under two or three years, closing costs on both ends can wipe out any gain, and renting is often smarter. Past five years, every payment builds equity, your housing cost is more predictable, and you're not exposed to rent increases or a landlord selling.

Run it properly: compare your rent to the full cost of owning (mortgage, property tax, insurance, maintenance, condo fees if any), then ask what a modest annual appreciation does to your equity over five years versus what your down payment would earn elsewhere. There's no universal answer. There's your answer, and it takes about 20 minutes to find with real numbers.

The last time a buyer sees your home before closing is the final walkthrough. It's the easiest step to get right and the most common place sellers create a last-minute problem.

Everything that was included stays. Everything that was excluded goes. The house is clean, the appliances work, nothing new is broken, and the junk is gone from the garage and the yard.

What triggers closing-day drama: a missing light fixture that was in the photos, a fridge that was swapped for an older one, a leak nobody mentioned, a basement full of leftovers. Buyers can hold back funds or delay closing over these, and your lawyer will be the one making calls. Do a walkthrough of your own the day before, with the agreement in hand, and fix anything that doesn't match.

Closing soon and want a pre-closing checklist? Text 416-277-5469.

See 'sold as is, where is' on a listing? It usually means an estate sale, a power of sale, or a seller who has never lived there and can't answer questions.

You're buying the home in its current condition with no warranties from the seller about the systems, the appliances or the history. It can be a great deal. It can also be a money pit. The inspection and your own research are the only protection you have.

Do more, not less, on an as-is purchase: full inspection, sewer scope, permit search at the city, a look at whether renovations were done with permits, and a lawyer who reads the title carefully for liens or work orders. On a power of sale, the lender is selling and the previous owner may still be in the picture; make sure your closing timeline accounts for that. Price your offer for the risk you're taking on.

Looking at an estate or power of sale listing? DM us or call 416-277-5469 first.

Every October, sellers ask whether to list now or wait for spring. Here's the honest version: it depends on your competition, not the calendar.

Right now: serious buyers who want to close before the holidays, and fewer new listings to compete with. Spring: more buyers, but a flood of listings and a lot of sellers who all had the same idea.

If your home is in good shape and priced on today's sold data, October and early November are strong. If it needs work you can't finish, or your next purchase isn't lined up, waiting can be right. What doesn't work is listing now at a spring price 'to see.' A home that sits through December and comes back in March with new photos is a home every buyer has already seen.

Want an honest read on listing now versus spring? Call or text 416-277-5469.

Long weekend coming up. Most buyers take it off. That's exactly why you shouldn't.

Sellers who keep showings open over Thanksgiving are motivated. Foot traffic is lighter, so you get more time in each home and less competition on the ones you like.

Make it efficient: pick one area, book 4 to 6 showings back to back, bring your pre-approval, and keep a simple scorecard for each home (layout, condition, location, must-fix list). If one stands out, you can have an offer in before the market wakes up on Tuesday. And if nothing fits, you've done real research in one weekend instead of five scattered evenings.

Want to book a long weekend tour? Text 416-277-5469 by Friday.

'The house down the street is listed at $1.4M, so mine must be worth that.' It's the most common sentence in a listing appointment, and it's usually wrong in one direction or the other.

Asking prices are wishes. Sold prices are facts. What your home is worth comes from what comparable homes actually closed at in the last 60 to 90 days, adjusted for lot, layout, condition and upgrades.

Two homes on the same street can differ by six figures on a finished basement, a renovated kitchen, a garage, or a lot that backs onto a park. The neighbour's listing might also sit for 90 days and sell for less than yours should. Get a real comparative market analysis, understand which comps are doing the work, and set your price on evidence. It's the difference between selling in two weeks and chasing the market until December.

Want to know what your home would actually sell for? Call or text 416-277-5469.

First-time buyers in Ontario have more help than most people realize. The trick is stacking the programs instead of picking one.

First Home Savings Account (tax-deductible in, tax-free out). Home Buyers' Plan (withdraw from your RRSP, repay over time). Ontario land transfer tax rebate, plus a Toronto rebate if you buy in the city. Some lenders and builders add their own incentives.

The FHSA and the Home Buyers' Plan can be used together on the same purchase. The land transfer rebates are applied at closing through your lawyer, so tell them you're a first-time buyer early. Limits and eligibility rules change, so confirm the current numbers before you plan around them, and don't forget: 'first-time' has a specific definition that can include people who haven't owned in a few years.

Want the full first-time buyer checklist? Text 416-277-5469.

Selling the home you live in is usually tax-free in Canada thanks to the principal residence exemption. It's still not optional to report it.

The sale has to be designated on your tax return for the year you sell. Skip it and you can lose the exemption or face a penalty. And if you've owned the home for less than 12 months, the flipping rules may treat your profit as business income.

Situations that need a professional look before you list: you rented out part of the home, you owned a second property at the same time, you moved out and rented it before selling, or you're selling within a year of buying. None of these automatically cost you the exemption, but they change the paperwork. Ask your accountant early, not in April.

Planning a sale and want the right people in the room? Call or text 416-277-5469.
