Restaurant owners: your two best tables are probably empty all January.

The seats closest to the glass feel the outside temperature, the low afternoon sun blows out half the room, and after dark every guest is on display for the sidewalk. Window film fixes all three in one visit, usually before your next service.

Humber Bay Shores units get sun plus reflection off the lake, and the view is the whole reason you live there. Solar film drops the heat and keeps the skyline.

Mississauga has a specific sun problem. Thousands of units between Square One and Port Credit face west over open water, which means direct sun plus reflection off the lake. That is why some living rooms are unusable from 3 PM in July.

Solar film fixes the heat and glare without losing the view you moved there for. We check the sealed unit type first, because high-rise glass has limits.

Condo balcony glass turns your living room into a display window. Frosted film on the lower band of the railing gives you your balcony back, keeps the view above, and most Toronto buildings approve it when it is non-reflective.

Two things worth knowing before you buy: railing panels are usually common elements so ask property management first, and railing film must be exterior rated or it curls by the second winter.

Condo owners keep asking us the same question: is my board going to allow window film?

Most interior film is fine. Film goes on the inside of the glass and comes off clean, so nothing about the building changes. What does get refused is the stuff that changes the tower look: mirror and reflective films, or full frost on street facing glass without asking.

If a bird has hit your window at full speed, you do not forget the sound. And if it happened twice, it is not bad luck. The bird is not seeing your window. It is seeing a perfect reflection of the sky and the trees.

Here is the part that surprises people: mirror-like one-way film makes strikes WORSE. The reflection gets sharper.

What works is removing the reflection. Frosted or patterned film turns the mirror into a visible surface, plus you get privacy out of it. Often frosting just the lower half is enough.

First hard frost, and every tinted-car owner has the same moment of panic: scraper in hand, staring at the windows, wondering if four hundred dollars of film is about to come off with the ice.

Good news: your tint is on the INSIDE of the glass. The scraper, the snow brush, the de-icer, none of them ever touch the film. Scrape away.
