One of the more interesting challenges in workplace planning today is accommodating an increasingly unpredictable number of people.
CBRE's 2026 workplace research found that organisations now allocate an average of 111 employees to every 100 office seats, reflecting how hybrid attendance is changing space requirements.
This creates an interesting design challenge. Offices need to accommodate busy midweek periods while remaining efficient on quieter days, with different types of work competing for the same floor space.
It also raises an important question for the design and build industry: how much flexibility can be incorporated into an office today to accommodate the changing needs of its occupants in five or ten years?
