One of my biggest successes in this business is a home I never sold.

A young single mother came to me wanting to buy her first home and a piece of land.

She had recently been through a divorce and bankruptcy. She didn’t have family or friends who could help financially, and she had limited money for a down payment.

But buying a home meant a lot to her.

She wanted her children to see her accomplish it so they would know they could do it too.

We tried.

We went through several of our mortgage partners, looking for a way to make the numbers work.

We just couldn’t get her approved for enough to buy the home and land.

I told her, “This may not happen as fast as you want it to, but I believe you can still get there if you’re patient and persistent.”

Then I told her about the NACA program.

I knew there was a good chance that sending her in that direction meant I would never sell her a home.

But at that point, who got the sale wasn’t really important.
Getting her into a home was.

She signed up.

And for the next 19 months, she kept me updated. She worked on her budgeting and savings. She told me one of the hardest parts was learning how to budget the money she already had coming in.

But she also learned something:
Her money could go a lot farther than she thought it could.
After 19 months, she completed the program and got her mortgage.

And here's where the story took a turn I never expected.

She bought a multifamily home.

She was able to live in her new home and rent out the other two units for additional income.

So no, I never sold her a manufactured home.

I didn’t make the sale.

But a mom who walked through our doors wondering how she was going to become a homeowner ended up accomplishing exactly what she set out to do.

And her kids got to watch her do it.

I’ll call that a successful sale any day.
