When you hear Chicago Politicians bad ideas to control property rights.

Illinois home values are 19% below the U.S. typical value.

Let facts be clear.

Chicago is competing with coastal cities for residents, employers, and investment dollars.

Affordability is one of our strongest advantages, and it's worth celebrating.

The case for Chicago and Pilsen is clear.

Anyone who owns property in Chicago please wake up and help stop this ordinance immediately.

THE PROPOSAL HAS GOT TO BE STOPPED OR IT WILL HURT THE CHICAGO MULTI FAMILY MARKET.
How PRO Pushes Rents Up.
PRO’s main rule makes landlords pay a tenant up to $10,000 — as much as ten months’ rent — when a unit turns over for a no-fault reason, like a renovation or the owner moving in.

WHY? Just because the Mayor thought it was a good idea.

That’s a big new cost.
Even people who support PRO have admitted these costs usually get passed on to renters.
A cost that large, across the whole city, pushes rents up, not down.
PRO also lets a tenant turn down a rent increase and trigger a payout. That works like rent control — and rent control makes builders and owners pull back. Less building means fewer homes, and fewer homes means higher rents.

This has got to be stopped.
What to do? There is a FAIR ordinance being proposed .. click below and find out , sign up etc. Talk to you Alderperson. Know the people behind these anti-owner proposals and vote them out next February.

The key is not just asking, “What are the rents today?”

The better question is:

What could they realistically become.

In Chicago, that could mean better management, improved units, reduced vacancy, updated leases, or even exploring expandable space opportunities like ADUs where zoning and building conditions allow.

Real estate is not just about today’s numbers.

It is about understanding the direction of the market — and seeing the possibilities before everyone else does.

Term: "expandable value"

Chicago property value is not just about what a building is worth today.

It is also about what the building could become.

With Chicago’s expanded ADU ordinance that just went into effect APRIL 1, property owners have a new reason to look carefully at underused space: basements, attics, coach house potential, extra commercial space, or other areas that may be legally converted into income-producing units. 188 applications went in the first week alone.

But this is exactly why good real estate analysis goes deeper than comps.

You have to ask:

What is the current value?
And what is the expandable value?

That hidden upside can make a major difference for owners, buyers, and investors. Long term changes can be made that alter your history.

Chicago rents are still moving.

According to this Visual Capitalist / Voronoi graphic using Zillow data, Chicago rents are up 37% from 2020–2026, slightly above the U.S. average of 36%.

That matters for owners, buyers, and investors.

For property owners, rising rents can support stronger property values — especially in buildings with stable tenants, clean operations, and room to improve income over time.

For buyers, it means the cost of waiting can be real. If rents keep rising, owning a multi-unit building may become even more valuable as a hedge against future housing costs.

For investors, the key is not just asking, “What are the rents today?”

The better question is:

What are the rents today, what could they realistically become, and does the building have room to create more value?

In Chicago, that could mean better management, improved units, reduced vacancy, updated leases, or even exploring expandable space opportunities like ADUs where zoning and building conditions allow.

Real estate is not just about today’s numbers.

It is about understanding the direction of the market — and seeing the possibilities before everyone else does.

Homeownership depends on income — but also on strategy.

Caption:

Homeownership rates vary dramatically by occupation.

This graphic shows something important: income matters, but it is not the only factor. Some professions with modest or middle incomes still have strong homeownership rates because buyers use strategy, timing, location, family planning, and the right property type.

That is the part I want more buyers to understand.

If you are a teacher, nurse, firefighter, tradesperson, small business owner, or first-time buyer, the question is not simply:

“Can I afford the perfect single-family home today?”

The better question may be:

“What property type gets me into ownership and helps me build from there?”

That could mean a condo.
It could mean a smaller home.
It could mean a 2-flat or 3-flat where rental income helps support the mortgage.
It could mean buying in a neighborhood before everyone else discovers it.

Homeownership is not always a straight line.

Sometimes it is a strategic first step.
