"I have been abundantly blessed by Joe McCall's course, even beyond the intense training on simple lease options. As far as SLO's go, wow, Joe gave so much understanding from the 'why and how it's a great real investment strategy' to all the nuts and bolts of it to ALL possible resources and more all on a silver platter. Let me say, it wasn't easy... His course is loaded so my advice to potential students is BUCKLE UP. He just pours and pours and pours. And I absolutely love REI Simple. It's a database that does it all - from providing a data page for each record as well as a way to customize your own fields and websites which uploads data straight to the database! Plus amazing follow up automation (which you can customize, too) as well as create and access every document you ever sent to particular records instantly without having to go all over the place to find them, and more.

But beyond all that, Joe has no idea how his training has equipped me for the other ventures in my life. There's so much discussed in the way of marketing that can be used for other businesses that I hadn't known about and I'm now applying elsewhere. And on top of all that, I've "grown" in my networking skills because of Joe's training - namely networking on real estate investor groups. First, I never think in those terms - I'm not like most investors that go out and connect with people. I just want to work the deals. But because of the training, I stepped out of my comfort zone and did it and overcame the intimidation/anxiety of it! Now instead of being overwhelmed at the thought of it, I actually enjoy it! That was priceless to me because I'd have never done it on my own and having done so has improved me as a person.

And oh... on top of all that... not only do I know how to do lease option deals BUT I'm in the process of selling my own home (no, not LO) and because of all I learned, including courage, I am listing it myself! Not via a realtor! I've learned so much and so quickly that my brain is still buzzing from it. Seriously. I came into this knowing ZERO. But I feel like a lifetime of knowledge was poured into my head in a matter of a couple months - which it was. Everything Joe learns he teaches. My only regret was that I was not able to go to St. Louis to do the one-on-one partnership coaching. That would have been so awesome. "

Quick question: What are some of the scenarios at the end of the term. Maybe 2 year or 3 year term. Also, do you just keep track of them in REI simple and set a follow up system with the seller and renegotiate or find a new tenant?

Hi everyone! I am new here, just bought the course a few days ago and sent out 31 texts today. I got alot of No's, to be expected, and I already got two call backs. One call back was an investor looking to sell a rental property house 3br 2 ba because he wants to get into apartments. He owns the property free and clear and I forgot to ask him how much he would take if I offered a cash offer. I would say his motivation is a 5 on a scale 1-10. He called me back immediately when he got my text. There were no interior photos on the listing and I asked him about it and he said he just hadn't had time to post them but the kitchen and interior needs updated. I did get his email tho and said if he would text me some interior photos I would considers sending over an offer by the end of the week. So we will see how it goes. The second guy that called me back was very nice. The property is 4 bedroom 3 bath 3296 sq.ft. fully renovated and gorgeous! It's been listed FSBO on Zillow for 365 days and he wants $327,000. Zestimate is $321,630. I thought this would be a very motivated seller since he called me back very quickly. However after talking to the gentlemen I would rate him a 3, maybe a 4 in motivation. Here's the info on him: He is selling because he moved and is paying a double mortgage, which he can afford because he owns a business and that is why he is in no rush to sell. However, since it's been so long he is about to list it with an agent just to get it sold. I did ask him questions and got him talking about his son and daughter and I took notes. He asked what I had in mind with the rent to own. Then before I answered he said if he was going to do it then I need to understand that he could go the Lease to Own route himself because he knew how and that I would just be the middle man, unless I meant to be the Tenant/Buyer myself, which is why he called me back when he doesn't usually respond to texts about rent to own. He said he wasn't a knuckle head. I laughed and told him I would never say so. I am above board and honest. I want to help people that need my help, and it sounded like he didn't. He said he believed me and he only called me back because his daughters name is Angelyca like mine and he wanted to see if I could make an offer before he listed with an agent. Anyway so I told him that it didn't sound like we could do a deal together. We agreed, I thanked him for his time and we both hung up. So I know I am new at this and I still forgot to ask him if I made a cash offer how much would he accept. But he isn't too motivated and he told me not to bother to send over an offer since he knew what I was doing. He was polite and so was I. I realize I could have asked if I could offer him his asking price and manage the property would he let me send over an offer. But I am new. I came across as confident but I tend to forget what questions to ask on the phone when I am new to something. It just takes practice and I will get better at it. Wish I could have someone on the phone with me helping me with these phone calls so I don't throw away what may be a great opportunity. But maybe it wasn't a great opportunity anyway, so who knows. The good thing from the phone call is that I did build some re pore with this guy. Good practice for me, and I practiced returning his questions with a question of my own and this got him talking about his kids. I have 5 kids myself so I could relate having kids in common. I told him I was divorced and he did not mention a spouse but I did ask how many kids and he said 2. I got him talking about his kids just by asking questions. Anyway, I am rambling now but I really would love some feedback from others who were newbies once and how they got over the nerves of picking up the phone without the questions flying out of their head. Any feedback would be great! Thx!
