✨Has selling or purchasing a home crossed your mind? It's a great time to explore and look at your options.

✨ Sellers, homes are selling and closing very quickly once listed and are going under contract within days due to the intense buyer demand.

✨ Buyers you will be happy to hear that between May and June the number of listings in King, Pierce, and Snohomish counties rose, giving them more homes to choose from and possibly easing the pressure just a little.  This slight increase in new listings is good news for buyers!

Have you ever thought about buying an investment property?🏡

Investing in real estate is one of the best ways to build generational wealth, but as with most major investments, getting started can certainly be daunting in the beginning.

In addition to helping buyers, sellers and renters, I can also help you purchase an investment property if you are looking for ways to secure your future and generate some additional income.

Before you purchase your first investment property, here are a few things to consider.

•Financial situation. Are you financially stable and can you afford the upfront costs involved in an investment property?
•Investment goals. Have you discussed your plans with a financial advisor? As with any investment, investing in real estate does carry some risk.
•Time commitment. Do you have the time to manage your property? Being a landlord can be a time-consuming job so be sure you can dedicate to the time to managing your property (or can hire someone who will).
•Pre-approval. As with any property purchase, you'll need to go through the pre-qualification and pre-approval process with a reputable lender.
•Real estate market trends. I am always happy to sit down with you and help you understand the landscape.

What to expect on closing day👇🏽

In real estate, we put so much of our effort and preparation into getting to closing day that sometimes we forget to think about what actually happens when you close on a property.

When I work with my buyers and sellers, I want you to feel completely comfortable with the process from start to finish. Although there are many variables that are beyond anyone's control - appraisal problems, title issues, financing hiccups - we can still make sure you are as educated as possible when it comes to the things that we can control.

Thinking of buying? There are a few things I want you to know about working with a real estate agent as a buyer.

1️⃣ It costs you absolutely nothing, as a home buyer, to work with a real estate agent. The buyer's agent splits the commission fee with the seller's agent so our services are completely free to buyers.

2️⃣ Throughout the entire process, we will guide you every step of the way. Once you have a pre-approval letter from a qualified lender, we will begin your search with an in-person or virtual consultation to identify your wants and needs in a home, and then I'll set up a custom home search to help find you the perfect property.

3️⃣ Once we find that home, we'll work together to submit an offer most likely to be accepted by the seller. I will act in your best interest throughout the negotiation process, which is especially important should we find ourselves in a multiple offer situation.

4️⃣ If your offer is accepted (🤞🏽), then we will get a home inspection. I have trusted vendors to help give you peace of mind and make your home buying process as stress-free as possible.

5️⃣ Now you’re getting so close to finalizing and closing on your new home. We will do a final walk through of the home and start to sign paperwork.
